Job Description : | CONSTRUCTION PROJECT MANAGER We are looking for a seasoned residential construction Project Manager to help with the organization and optimization of daily operations for our production team within our quickly growing construction firm.JOB COMPLEXITY/SCOPE: Supervises, directs, and coordinates design and project management including direct liaison with the owner, designers, and contractors regarding cost, schedule, quality, safety, and contract administration. Can independently manage a production team comprised of 2-3 job site supervisors, project estimator and production assistant completing small-to-medium projects(5+ per supervisor at any given time) of low-moderate complexity and/or a few large projects of moderate-high complexity (2-5 per supervisor at any given time). Applicant must have construction experience and must understand building systems including mechanical, electrical, foundation and building envelope.JOB DUTIES: Cost ManagementMonitors project costs during all project phases with limited supervision.Prepares and/or reviews cost estimates with limited supervision.Understands the contractor biding, change order, purchase order, and billing processes reviewing these documents with limited help from supervisor.Tracks budgets, contracts, change orders and invoices and produces reports using integrated project management software (Buildertrend).Performs financial reviews of reports monthly with clients for billing purposes.Performs financial reviews of reports bi-weekly with production team.Schedule ManagementUnderstands the project schedule and works to ensure on-time completion from design and construction team.Creates critical path method schedules using scheduling software (Buildertrend).Takes initiative when schedule concerns arise to work with project team and Owner to correct. Prepares remedy schedules to get work back on track.Quality ManagementAssures selection of materials and products in specification conform to quality requirements and applicable standards set forth by owner.Performs design and document reviews to ensure construction details are quality-focused and documents are complete, with coordination among disciplines.Performs field inspections during construction process to ensure design intent and specifications are being met.Procurement and Contract AdministrationAssists the estimator with preparation of front end and scope documents suitable for bidding.Manages bidding process, evaluates bids and prepares recommendations for award.Actively participates in all project meetings, addresses issues for resolution.Reviews proposed change orders for need and accuracyManages the project closeout process.Works with governmental agencies to obtain proper permits, inspections, and occupancy certificates.Client Relations and Business DevelopmentMaintains relationship with client on an ongoing basis to enhance client satisfaction and increase potential for additional business.May assist with marketing and business development activities.QUALIFICATIONS AND REQUIREMENTS: Bachelor’s degree in Engineering, Architecture, Construction Management, or related fieldA minimum of five years’ experience, including on-site construction experienceAbility to travel to client sites for site inspection and project oversightAbility to work at a fast pace, meet deadlines and produce work that is accurate and professional.Ability to use a computer, the Internet, and word processing, spreadsheet, database and email software.Prior experience with Project Management Software (Buildertrend) highly desirable.Flexibility and AdaptabilityAdjusts to new or changing assignments, processes, and people.Demonstrates willingness to listen to other opinions.Provides examples of shifting from task to task.Learning OrientedShows readiness and ability to learn new concepts, processes, and tools.Uses mistakes, failures, and successes as data for future development.Makes use of publications, associations, and conferences in own professional specialty.Oral CommunicationsSpeaks well without preparation.Adapts language, tone, structure, and level of detail to the needs of others.Maintains a dialogue in difficult situations.TeamworkCoordinates roles, responsibilities, and interdependencies of all team members.Develops an effective working relationship with each team member.Identifies and addresses potential problems or issues within the team.Problem SolvingIdentifies problems, disagreements, or conflicts in early stages.Leads problem resolution efforts.Analyzes and synthesizes information and devises alternative resolution strategies.Is adept at looking at old problems in new ways.Written CommunicationProduces written materials using correct grammar and construction to produce professional information for distribution.Welcomes and uses feedback/editing assistance.PHYSICAL AND MENTAL REQUIREMENTS: Ordinary ambulatory skills sufficient to move through an office;The ability to exert up to 10 pounds of force occasionally and/or a negligible amount of force constantly to move objectsGood hand-eye coordination; the ability to reach with hands and arms; and arm, hand, and finger dexterity, including the ability to grasp;Close visual acuity to perform field inspections, use a keyboard, operate office equipment, prepare and review data and figures, and view a computer monitor;The ability to talk and hear;The ability to handle temperature changes consistent with inside environmental conditions; andMental abilities including remembering, reasoning, concentrating to remain on task, reading, problem solving, managing concurrent tasks, and the ability to understand and follow directions.Normal color vision;The ability to ascend and descend ladders, stairs, scaffolding, ramps, etc., using feet and legs and/or hands and arms;The ability to move across uneven surfaces and the ability to maintain body equilibrium to prevent falling on uneven or slippery surfaces;The ability to stoop, kneel, or crouch;The ability to stand for sustained periods of time;The ability to work in confined spaces and narrow passageways;The ability to work in high places; andThe ability to handle outside environmental conditions including extreme heat, extreme cold, loud noise levels, fumes, odors, dusts, gases, and oils.POSITION TYPE AND EXPECTED HOURS OF WORK This is a full-time salary position.
