| Job Description : | We are seeking a self-motivated and highly professional Assistant Project Manager / Project Engineer. The successful candidate will have a positive “can-do” attitude and must be able to work in a very fast-paced environment with demonstrated ability to juggle multiple competing tasks and demands. The ability to anticipate needs, proactively address issues, and thrive in a team environment is critical.Here’s what the successful candidate will do: Assist project management team developing a local strategic plan for each project to ensure the delivery of projects and diligence items on time and within budgetIdentify and manage local partners in each community including but not limited to: project managers, zoning consultants, engineers, architects, environmental consultants, and attorneysDevelop relationships with vendors and contractors in cities and states that we have assets or will be acquiringWork with real-estate brokers to manage search process, letters of intent, and lease negotiationsHelp oversee zoning and approval processDeliver approved projects in a timely manner with completed due diligence allowing for adequate timing for required permits and constructionMeasure key performance indicators, budgets and pipelines, and communicate progress to internal and external partnersHere’s what a successful candidate needs: 3 + years of relevant Construction and/or Development experience – > primarily in areas such as:New Developments, Ground up construction, Tenant improvements, Expansions, etc.Land/property use entitlements.Procore experience is a huge Plus!Excellent time management and organizational skills.Excellent written and verbal communication skills.Ability to work under deadlines and manage multiple competing priorities.Above average computer and technical skills including proficiency in Microsoft Office, PowerPoint, Outlook, Excel, Google Drive and Adobe programs.Who we are: Patriot Holdings LLC / All Purpose Storage LLC currently owns and operates 65 + assets (Self storage, Industrial and Multifamily) throughout the United States.
